Buying a modular home is a multi-step process that combines elements of traditional real estate purchasing with custom construction management. Unlike manufactured (mobile) homes, modular homes are built in sections in a factory but must meet the same local building codes as site-built homes.
1. Research and Budgeting
Start by determining your needs, such as the number of bedrooms, bathrooms, and desired layout.
- Establish a Total Budget: This must include the home’s base price, land cost, site preparation, utility connections, and taxes.
- Identify Hidden Costs: Factor in expenses often overlooked, such as crane fees ($20,000+ for long rural setups), landscaping, driveways, and permit fees.
2. Land Selection and Zoning
You must own or purchase land suitable for a permanent foundation.
- Verify Zoning: Ensure local regulations allow modular homes. Some areas have specific restrictions on home size or roof pitch.
- Feasibility Assessment: Evaluate the site for accessibility. Large trucks and cranes need a clear, wide path to deliver and set the modules.
3. Financing
Modular homes typically require a construction-to-permanent loan.
- Construction Phase: The lender provides “draws” to pay the manufacturer and contractors as work progresses.
- Conversion: Once the home is complete and passes final inspections, the construction loan converts into a traditional mortgage (FHA, VA, USDA, or Conventional).
- Down Payment: Expect to need 5% to 20% down, depending on the loan type and your credit profile.
4. Choosing a Manufacturer and Design
Visit a local retailer or independent dealer to tour model homes.
- Select a Floor Plan: You can choose a standard plan or customize layouts, finishes, and fixtures.
- Personalization: Select exterior siding, roofing materials, and interior upgrades like cabinetry or flooring.
5. Site Preparation
While your home is being built in the factory, the land must be prepared.
- Foundations: Modular homes require a permanent crawlspace or basement foundation.
- Utilities: This includes excavating for water/sewer lines or installing a well and septic system.
6. Delivery, Installation, and Finishing
- Setting the Home: Modules are transported via flatbed and set onto the foundation using a crane. This usually takes 1–3 days.
- Button-Up Work: Contractors “stitch” the modules together, finish the drywall at the seams, and connect all plumbing and electrical systems.
- Final Inspection: Local officials must certify the home meets all building codes before a Certificate of Occupancy is issued.
The entire process generally takes 6 to 9 months from the initial purchase to move-in day.
